Hanestown Mixed-Use Development
Project Description

Located at the corner of Ricks Drive and Stratford Road (US 159), this site was an abandoned Hanesbrands Inc. textile plant – an eyesore to the surrounding community. Several past attempts at developing the site failed due to challenging traffic issues on a highly congested road. The CROWN Companies, sought to rezone the site and turn it into a mixed-use development. During the rezoning phase, DAVENPORT was hired to provide a transportation impact analysis. Based on their findings, DAVENPORT provided a traffic signal design and permitting for modifications to the existing signal at Stratford Road and Bethesda Road/Ricks Drive and a new signal at Stratford Road and Hanestown Avenue. Additionally, DAVENPORT handled the coordination and permitting of the required encroachment agreements with the Norfolk Southern Railroad.
