City of Greensboro, NC City Council Approves The Province at Greensboro Development

City of Greensboro City Council voted unanimously (8-0) to approve The Province development on April 6, 2010. Edward Communities, an Ohio-based developer is expected to redevelop Newman Machinery industrial site into The Province, a 219 unit student housing development to be located off Spring Garden Street and Fulton Street near the University of North Carolina Greensboro (UNCG). See Exhibit below. The original site plan which was opposed by nearby College Hill residents went through a series of adjustments to make it more compatible with the surrounding College Hill neighborhood. Some of the adjustments included decreasing the height of some apartment buildings, adding fences and landscaping.

In September 2009, Davenport Transportation Consulting (DTC) was retained to carry out a transportation impact analysis (TIA) for the Province at Greensboro. DTC analyzed six (6) intersections within the vicinity of the study area and provided recommended improvements for roadway capacity and safety. This study involved working with the City of Greensboro (GDOT), Edwards Companies, and the College Hill residents to develop transportation solutions that would not have any detrimental effect on transportation capacity within the study area. The TIA was approved by GDOT in December 2009. It is expected that this infill development will revitalize the area. Construction of the Province at Greensboro is scheduled to begin later this year.
